BER Certificates
A Building Energy Rating (B.E.R) Certificate displays the energy performance of a building, that is, the energy used per square meter per year (KWh/m2/Yr.)
As of 2009, a BER Certificate is essential for all homes being sold or rented. This will allow prospective buyers and tenants to compare the energy efficiency of your home against others and take energy performance into consideration when deciding on a home to purchase or rent.
BER Certs can only be issued by an independent and Government approved inspector. BER Consultants rate the building for its energy efficiency grading from Grade G (least efficient) to Grade A (most efficient.)
*Obtaining a BER certificate will ensure that you are fully compliant with the 2006 Energy Performance Buildings Directive. Failure to comply with this directive could result in substantial fines of up to €5000 and may hinder or delay the legal completion of the sale or letting of your property.
BER Assessment
As part of the Energy Performance of Buildings Directive, every property whether being sold or let will require a Building Energy Rating (BER) Certificate issued by a qualified assessor registered with SEI (Sustainable Energy Ireland.)
The assessment is a straightforward procedure.
During the assessment Paudie measures the area of each room, the windows, the wall thickness, heating systems and insulation levels. He then calculates the property's energy rating using specialist BER software. You will then receive a detailed list of recommendations to reduce household energy costs and improve the energy efficiency of your property.
